Rental Periods

Normally commence Saturday 4.00pm and finish by 10.00am on Saturday, to allow for house cleaning and change of bed-linen etc. Please be prompt about the departure time.

Payment Terms

One-third of the total rental payable on confirmation of the booking. The remainder payable 6 weeks before the rental period commences. In addition, a deposit of £300 to be held against telephone charges and breakages is required.

Prices

The Prices quoted are per week, including gas, electricity, water, bed-linen and towels. Telephone, personal laundry, food, drink, air conditioning, and wood and central heating (when used) are not included in the price.

Tourist Tax

All tourists staying in the Comune of Greve in Chianti have been obliged to pay a daily tourist tax since 1 April 2012. In the case of a “Casa Vacanza” (holiday home) like Ripertoli, the tax is 1.5 Euros per person per day, up to a maximum of 7 consecutive days. The tax is not payable by children below the age of 14.

As proprietors we are legally obliged to collect this tax from all groups visiting Ripertoli & pay it to the Comune of Greve. Depending on the size of the group, it may be possible to arrange to make the payment from the returnable deposit.

Refund and Cancellation Policy

In accordance with UK Department of Trade and Industry guidelines any booking may be cancelled within seven (7) calendar days from the time of paying the deposit. A full refund will be made less an administration fee of £25.  If a cancellation is made after the seven day period has expired, we will make every effort to re-let the property and if successful we will refund an amount equal to the payment received less an administration fee of £25.00.  In the event that the property is not re-let, no refund will be due.

Residential Capacity and Guest List

The normal maximum residential capacity of Ripertoli is 17, and this number must not be exceeded except by prior arrangement, which will involve an extra charge.

NOTE: The 2 Capanne cannot be rented separately from the main house, but each can be rented singly as an addition to the main house.

Italian law requires us to supply details of all Ripertoli visitors to the local Comune (town administration), as follows:

1. For the person in charge: Full name, place & date of birth, residential address, and passport details: number, where issued, and by whom.
2. For the rest of the group: Full name, plus place & date of birth.

This information must be provided to us no later than one week before arrival date.

Computer and Internet Service

A standard PC (Windows 7) with printer and broadband connection is provided for clients to use at no charge. The person in charge is responsible for ensuring that the computer is used legally, and that any material downloaded or input by any member of their party during their stay is deleted before their departure.

Housekeeper / Gardener Service

Our housekeeper Marisa will visit each Wednesday – precise times by arrangement – to do general cleaning and tidying, and every Saturday with her team to change bed-linen and towels. This service is included in the rental price.

Marisa’s son-in-law Roberto cleans and maintains the pool, manages the automatic irrigation and cuts the grass. Her sister-in-law Margherita waters & tends the flowers, usually 3 times a week. Roberto Ballini looks after the olive groves and the garden at the back of the house. All must be allowed to carry out their work when they think it necessary.

Insurance

Under no circumstances will the owners be responsible for loss of life, personal injury, medical expenses, accidents or forfeited deposits. Tenants and their guests are recommended to insure against these risks.

We collect information about you for 2 reasons:

• To process your booking and
• To make your stay at Ripertoli as enjoyable as possible.

We will only use your email address to communicate with you about your booking of Ripertoli.  We will not divulge your email address to a third party without your consent.

All rentals of Ripertoli are under the above conditions and are subject to English law.
