TERMS AND CONDITIONS
 
RENTAL PERIODS
 
Normally commence Saturday 4.00pm and finish by 10 o'clock on Saturday mornings, to allow for house cleaning and change of bed-linen etc. Please be prompt about the departure time.
 
PAYMENT TERMS
 
One-third of the total rental payable on ConfIrmation of the booking. The remainder payable 6 weeks before the rental period commences. In addition, a deposit of £300 to be held against telephone charges and breakages is required.
 
PRICES
 
The prices quoted are per week and include gas, electricity, water and linen. Telephone, personal laundry, food, drink, and wood and central heating (when used) are not included in the price.
 
ACCOMMODATION
 
Under no circumstances must the number of people in the property exceed the number agreed in advance. The normal maximum residential capacity of Ripertoli is 14 people.
 
HOUSEKEEPER/GARDENER SERVICE
 
It is a condition of the rental that the housekeeper Marisa comes twice a week (Monday and Thursday mornings) for a least 2 hours each time to do general cleaning and tidying, and on Saturday morning between 9.00am & 11.00am to change the linen and towels plus a general tidy. (This does not apply to Saturdays of arrival and departure). The hourly rate of 9 Euros must be paid directly by the renter to Marisa, who is available for additional work if required at the same rate; she is an excellent traditional Tuscan cook. If the 2 Capanne are rented in addition to the main house an extra 6 hours cleaning a week are required.
 
Marisa's son-in-law Roberto cleans and maintains the pool, manages the automatic irrigation and cuts the grass. Her cousin Margherita waters & tends the flowers, usually 3 times a week.
 
INSURANCE
 
Under no circumstances will the owners be responsible for loss of life, personal injury, medical expenses, accidents or forfeited deposits. Tenants and their guests are recommended to insure against these risks. This agreement is subject to English law.
