Terms and Conditions

Rental Periods

Normally commence Saturday 4.00pm and finish by 10.00am on Saturday, to allow for house cleaning and change of bed-linen etc. Please be prompt about the departure time.

Payment Terms

One-third of the total rental payable on confirmation of the booking. The remainder payable 6 weeks before the rental period commences. In addition, a deposit of £300 to be held against telephone charges and breakages is required.

Prices

The Prices quoted are per week, including gas, electricity, water, bed-linen and towels. Telephone, personal laundry, food, drink, and wood and central heating (when used) are not included in the price.

Residential Capacity and Guest List

The normal maximum residential capacity of Ripertoli is 17, and this number must not be exceeded except by prior arrangement, which will involve an extra charge.

Italian law requires us to supply details of all Ripertoli visitors to the local Comune (town administration), as follows:

1. For the person in charge: Full name, place & date of birth, residential address, and passport details : number, where issued, and by whom.
2. For the rest of the group: Full name, plus place & date of birth.

This information must be provided to us no later than one week before arrival date.

Computer and Internet Service

A standard PC (Windows XP) with printer and broadband connection is provided for clients to use at no charge. The person in charge is responsible for ensuring that the computer is used legally, and that any material downloaded or input by any member of their party during their stay is deleted before their departure.

Housekeeper / Gardener Service

Our housekeeper Marisa will come three times per week (on Tuesday, Thursday, and Saturday, precise times by arrangement) to do general cleaning and tidying.

Marisa's son-in-law Roberto cleans and maintains the pool, manages the automatic irrigation and cuts the grass. Her sister-in-law Margherita waters & tends the flowers, usually 3 times a week, and her other son-in-law Marco helps with weeding and general garden work. Roberto Ballini looks after the olive groves and is responsible for the tractor. All must be allowed to carry our their work when they think it necessary.

Insurance

Under no circumstances will the owners be responsible for loss of life, personal injury, medical expenses, accidents or forfeited deposits. Tenants and their guests are recommended to insure against these risks.

All rentals of Ripertoli are under the above conditions and are subject to English law.
